    Default Why tell you about return unit but shut off about The M.

    Today The Straits Times reported that Wing Tai sold 70 percent of The M condo over the launch weekend. Assuming the sales number from the developer is valid, I must admire the incredible courage demonstrated by the buyers to stand tall amid a global pandemic and the unpredictable economic damages caused by it.

    If she is in the property market she knows The M got no reissue sale, why she hid from her reader.

    She also knows the reissue unit are all taken in the end why she never share.




    When someone starts to hid what he or she said something is not right.

    The developer is doing HDB upgraders a favour by letting them re-issue options until they sell their HDB and exercise their options to help them with cashflow. ie no need to stump up a hefty 12% ABSD then ask for remission later.

    Instead, she says:

    1) The developer is plucking numbers out of the air; or
    2) Buyer regret for this project is as contagious as coronavirus.

    and insinuating that the developer is a cheat?!

    anyway i saw this post last night on facebook. they sold 3 of the last 4 units yesterday. final unit left. if the previously sold units are not real, shouldn't they have released more units for sale by now? haha.

    Parc Botannia: The habitual misrepresentation of new units sold

    In July 2019, a Straits Times article reported that there were four new projects launched in June and one of the June top sellers “Parc Botannia booked 60 units” (“New home sales in June drop 14% from May”, The Straits Times, July 15, 2019). But the July URA data showed that Parc Botannia has 48 out of 60 units returned to the developer. With a return rate of 80 percent, the project actually sold only 12 instead of 60 units for the whole month in June.

    In January 2020, another article featured a new launch sales table again with Parc Botannia as the top selling project in December 2019 after 49 units sold (“New private home sales in December down 53% from November but up 10.6% from year ago”, The Straits Times, January 15, 2020). But a check on the URA data the following month showed that Parc Botannia has 27 returned units out of 49 units sold. The return rate is 55 percent. Similarly, the previous month in November the developer claimed to sell 59 units but 41 of them were returned in December. Again the project had the highest return rate of 69 percent.

    actually, she should not call this return units, coz they are actually not returned.

    and its not like the developer deliberately did so. this project is so popular it doesn't need the publicity.

    sing holdings which owns 70% of the developer has no other landbank. they are actually not in a rush to sell. now they can only sit on the cash being collected and wait for the land price to reach a level that they are comfortable with to landbank again.

    Wee Hur who is the main contractor and also owns 30% of the developer said this in their results release today:

    We are pleased to announce to date, that the Group’s co-developing development, Parc Botannia, 100% of the units have been issued option to
    purchase. The construction is in progress and is expected to be completed by 2020.
