MacPherson Road building for sale with S$21m guide price

It sits on land zoned B1 Industrial, has remaining lease of around 44 years

A SEVEN-STOREY light industrial building at 463 MacPherson Road is up for sale via private treaty, with a guide price of S$21 million, marketing agent Savills Singapore has said.

The property has a total gross floor area of about 38,287 square feet (sq ft), a land area of 14,400 sq ft, and comes with a basement car park and a sky terrace.

The property sits on land zoned B1 Industrial and has a leasehold tenure of 99 years, effective April 1, 1965. Its remaining lease is thus around 44 years.

Redevelopment works on the building were completed in 2016 and it has since been well-maintained, as good as brand new, Savills said.

The industrial building is "highly visible" and prominently located along MacPherson Road. It is also within walking distance of three Mass Rapid Transit (MRT) stations - Mattar, MacPherson and Tai Seng.

It is accessible to major expressways such as the Pan-Island Expressway and Kallang-Paya Lebar Expressway.

Surrounding amenities include food-and-beverage establishments such as Tim Ho Wan and Hawker Chan, a supermarket, a café, food centres, local coffee shops, essential banking services and sports facilities.
