    Newton View owners to get up to $4.8 million after en bloc sale

    Newton View owners can get up to S$4.8 million for their residential units, after the 37,577 sq ft site was sold to developer Novelty Corp for S$147.6 million, according to The Straits Times.

    A report in the paper cited property firm Savills' executive director for investment and prestige homes Steven Ming, who said owners will get either S$3.6 million or S$4.8 million each depending on the size of their units.

    Located halfway between Novena and Newton MRT stations, the site has a plot ratio of 2.8. This means the sale price is about S$1,403 psf ppr.

    Mr Ming also told the paper that to break even, the developer needs to sell for S$1,850 - S$1,950 psf.

    I expect prices in the vicinity to hold or inch up a little. Newton View is perhaps one of the last block of older apartments around beside Newton Lodge.

    Lincoln Suites' developer was selling at $1900++ for the smallest studio unit in Oct 2009. It is close to $1 million then.

    a check of the caveats showed that since a 538 sq ft 1 bedder sold for a record of 2365psf in Dec 09 for 1.273m, only 1 transaction has beaten that with the all time record of 2627psf (also the all time D11 record) in Jun 10. the quantum however is lower at 1.216m becoz this 1 bedder is 463sq ft. these pple how to make money like this?!?!?!?!

    So cashrich buyer.... the absurb part is HDB address + 1.2mil. Size might be MM, the quantum price is certainly not MM even for CCR

    It may be MM, but Lincoln suites is certainly setting and blazing records in Newton/Novena area based on pfs.

    LS did it in 2009/2010 and who knows at or before TOP, 3000pfs looks set to be broken for the very high floors.

    For the bigger units in PI, Viva, NS, Gilstead 2, LVIV etc >2000pfs have already been breached quite a while ago. Even for the 3-4 roomers at PI/Viva.

    2-3 years ago, many people thought buying Newton/Novena condos at 2000pfs was just plain crazy.

    Still plain crazy to buy at $2000psf for PI for big units TODAY. U so sure can make a lot of money at that entry point? More like lose money proposition.

    Latest transaction only 1600+psf for 3 bedder. Whoever who bought at 2000psf 3 years ago is still considered crazy today. It hasn't changed.

    And full of MMs, so the PSF is rather meaningless. The total quantum for this 463sqft dump is cheaper than a Bishan HDB flat.

    Also agree it is crazy but we may well be wrong.

    Just been to view VIVA, even the very low floors 3-4 roomers are asking 1900-2000pfs or more.

    So you are referring to the latest transaction at 1690psf for a 1421sf mid-flr unit?

    But I couldn't find any similar size (approx. 14XXsf) as what you mentioned 2000psf 3-yrs ago..

    Wow!! The so-called 1690psf 3-bedder you mention.. the owner bought 5-yrs ago at $878psf only!! $1.17-mio profit!!

    with 10% ABSD, that will be >3000pfs.

    Those who bought at 2000pfs previously can cash out now at 3000pfs.

    touted as the Icon of Novena, should be hot with singles/small families, maybe thats why hitting 3000pfs.
