Just my deduction. Hopefully owners wont be offended.
Maybe they will pay premium just for that looooooooooooooooooooooong poool and imagine themselves staying MBS sky suites...Originally Posted by DKSG

If I am not wrong, the condo fee per mth for Alexis is $80 right? w/o carpark. So i guess even 2.8k or 3k, it doesnt really matter coz I would think alexis owners will be happily laughing to the bank regardless even 20% down or 10% with IAS. Easily over 1k in net rental even if interest rates shoots up to 3%
Super smelly delly cheep maintenance...Originally Posted by dtrax

OMG units so fraking close to one another.... Super claustrophobic.
No better than a workers dorm.

Can play tissue paper wars. Plus the hot air from all your neighbours compressor blowing into your house.
Freehold next to petrol stations, opposite car showroom ... very good for car lovers mah ...
Ride at your own risk !!!
293 units on a GFA of 92128 sq ft... That's really cramped.
wonder if it is only me but seems that most freehold condo design cmi. blower and compressor facing each other's bedroom and that close means bad air circulation is very bad, almost 24hrs noise and dust. if there is a yard and dryers even worse. there will be dust balls getting into your rooms as well. no good if have kids with allergy.
...but with noise, dust and smokes from foreign smokers all time round just need to close up all windows on aircon 24hrs pull down blinds problems solved
It is only matter of time distance between blocks of 10m becomes the norm
Ride at your own risk !!!
They are small units so cannot count this way I thinkOriginally Posted by Kanarazu

This is horrible? How to live in this if you're constantly under the watchful eye of our neighbours.

Maybe 1.5-1.8k people will still rent.

The rental asking price has dropped from 3.5k to 3k.Originally Posted by TheOnlyGayInTheVillage

Let's see how things develop.

420 sqft, asking for 2.8k monthly rental.
Getting realistic now ...
Thanks,
Richard
Assuming each unit is $500k, at 80% loan and 1.5% interest plus maintenance, the break-even cost is around $1.6k. So even if it is $2k also no sweat lah.Originally Posted by richwang

Well, if you use the "market price" of 700K+, the break even rental required will be
2K+ / month.
Thanks,
Richard
