    Very likely some buildings along the stretch of car showrooms is going to be changed hands and developed into something else. Car industry is coming down in the next few years.

    lol i envy those pple hoot these units at 4xxk last time.. so much potential n i fell in love with the facade when i drove past a couple of times.. howww these days onie can get parc rosewood/ripplebay at this price n 99LH. Really regret neber hoot tat time

    Timing might be key difference. Parc Imperial was completed earlier before the euro crisis, while there were still rental demand. Yes, it was sub prime but govts were bailing out here and there....

    Now the govts are reaching their limits liao.... EU expats stop coming to singapore some more...

    Probably Alexis has good or even better potential compared to Parc Imperial, but the timing is really bad now....

    Oh but for investors, I think Fission projects are very good value for money. I owned one of their projects the maintenance only $140.... damn cheap... got pool and gym and bbq and mechanical carpark somemore...

    Timing wise the downside risk is very low for Alexis considering the initial low quantum purchase price for 1st owners. Assuming firesale rental at 2k p.m,owners can still breakeven even if interest rates shoot up 3% @ 20% down-payment. Rental wise, from the rental contracts for the last few months it is been holding quite strong and there is still a uptrend

    Will probably update once there is confirm rental transactions to see how much this MM can really command

    During alexis launch the whole market was saying price will crash further, many were waiting & watched the boat row pass.

    At that time 850~1100psf, there are better buys elsewhere right?

    For MM it will be about quantum play already, not just pure psf.

    yup all you need is 4x alexis. 458k x 4 = 1.832 mil generating 2.5k x 4 / month.

    How about 4x parc rosewood?
    Affordable means small

    I guess potential is ripple bay n parc rosewood, for those 400k MM units. If Alexis people are willing to pay 7xxk now, these 400k MM should still have another 100k upside upon TOP but then again only time will tell becoz for most MM comparision in different district, I then to compare MMs that have MRT within walking distance

    ya i do agree so to be fair if i wanna test if a particular MM in a district is under or over value, I will have the same base criteria.. near MRT, LH/FH etc..

    in future probably there are so many MRT stations in singapore such that it is no longer a selling point as all condos are "within walking distance to XXX MRT"....

    What other projects do they have? are they the developers of Centra Suites+Studio+resi and Casa Cambio?
