    More fire sale needed, then buyer risk reduced in long term. Most of the HDB upgrade still can not afford 850K, especially job uncertain family (above 8k/mth group can not buy new HDB).

    Think again, for such a large unit, it must pay the highest maintenance charges. Also, only 2br. Facing the reservoir means also facing the road. Noise may be an issue. Think not worth it IMHO.

    Hi Recca

    This unit is facing the Bedok Park, not the reservoir.

    for that price, I rather buy a 3brm at Waterfront Waves. brand new some more!

    Personnally I feel that unit worth to look into..

    Baywater was launch in 2003/2004 at $450psf.
    If penthouse selliing at 399psf , then owner is selling at the pre launch price

    Is $400psf the penthouse price at 2003/2004?
    I tot it was lower.

    I have a friend staying there. If I recall correctly, the 2+1 penthouse unit was going for around 700k.

    Having said that, I must say it does look attractive at current context. I just dont believe it is selling at pre-launch price.

    3 bedroom for baywater was launched at $450 for the size of 1302sqft
    for 4 bedroom the price was 700+ k
    I bought a unit there during the launch date at $450 tat y i know

    Haha, apparently there is a 4 bedroom unit facing the hdb flats opposite asking for more than $1.3million last time i checked. If both the penthouse and four bedder is based on the same quantum of cost... Looks like the penthouse is a super steal then...

    2+1 Penthse at Blk 812 SANDPIPER #10-13 ($703,000) and #10-14 ($686,000). The price was before 6% disc.
