    dear Mezzo owners,

    I'm currently looking at a sub sale unit in mezzo but the seller does not have the brochure for me to have a look at the specs. Do any of u guys still have a softcopy of the brochures? appreciate if u could share the link. thanks!

    To Azeo and lifeline: thanks for the help rendered!

    asking is around 12xxpsf which I feel is abit too high for a low flr unit.

    How big is it? The one bedder has really big balcony plus planters too.

    I am considering the one bedder but the only thing I'm concerned is the facing is north, which is not the flyer view. The developer has allocated all the good views to the 2 bedders.

    For the balcony and bws, I suppose this development has quite a lot of it even to the 2 bedders and phs. the worst are planters.

    I think that 6% yield thing was only offered to a few preview customers and later the offer was removed. I bought during the official launch no more liaoz.

    Does it mean that Developer will pay you the difference if you are not able to achieve 6% yield? Is this rental yield?

    i didn't hear about the 6% when i was there. At launch price 6% possible

    2bed about 700k~ @6% is 3.5k~
    1bed about 500k~ @6% is 2.5k~

    For N view, must peep thru azeoprop's super duper camera.

    A month ago just to happen to know and spoke to a friend of mine who is an agent actively involved in marketing this project. Her advise to me is not to sell at a price of 1,100 - 1200 due to the follwoing reasons:

    1) Location. Close to the city.
    2) Surrounding newly launch project. Much higher than 1200...
    3) Developer - Quality not bad.

    She advice to hold till at least T.O.P then can see a more handsome profit.
    Persoanlly, i think we are looking at the downside (if any) of 5% - 15% of property price. So i feel that as long as u have the holding power and like the project (not just Mezzo and can be other project), shouldnt be a big risk to take up. ...

    Just my 2 cents personal view only.

    hmmm if the plot ratio maxed out liao, still got chance for enbloc ma? will not prove lucrative for next developer right.

    Damn sway, my 3 month SOR renewal never kena the 0% part....latest renewal kena the spike at 0.35%

    Yesterday 3 m SOR was 0.23 and today is 0.15. Fluctuates so from day to day. Really like striking lottery when one able to hit low.
