    Seems like u have some insider insider info.... If it is attractive, some buyers who had option to purchase for other projects may not exercise them..... It depends and looking forward to more details....

    So far from town, compare other far from town projects, till can't sell much for 600 psf.

    Default MCL Land Stock

    This may not be the right forum, but I have just bought MCL Land stocks at S$1.6. The URA site shows they have sold a lot big units for the Peak at $1000+ psf. And I am betting MCL will price the Yishun site at a profit. The Dividend Discount Model (DDM) shows the theorical price for MCL Land stock is S$1.53 to S$2.89.
    I know property buyers want to see the price to be low. But once you become a share holder, you want to see the price to be high (as long as most units can be sold). So you will have a more balanced view.

    Well unless you buy sufficient number of shares...

    Hong Fok group is selling Concourse Skyline... their shares were lower sometime back.. If you reasoning is sound... buyers should consider buying developer shares and hope that they make a killing for distribution of dividend...instead of the actual units.

    However, if they can be a big enough shareholder and buy the units cheaper than others, it is a different story altogether.

    Sorry have to say something bad about the surroundings..

    The view is good only if you cannot see the statelites...

    Please don't forget about the spikes at the back, not exactly good for you if you believe in feng shui... You either be expecting spikes at your back or already been spiked at the back if you stay there.. if you face it directly.. it is even worst.

    waaa....blk 816 5 room flat sell so expensive?! This pricing was Orchid park condo pricing a few months ago.

    Look at Northwood which is freehold project in Yishun its psf is
    around ~630psf if this project is more than that then the price
    imo is overvalue.

    Wait for the price for Interlace and 100-3 to see the response. The unofficial prices are out, but not sure whether more goodies from developer.

    Hi all,
    I've just sold my MCL Land shares at S$1.46. I am sorry for causing you so quickly to loss 10% of money. Just hope stock market is not indicating a correction in real estate market.

    Someone mentioned to me that the CEO was interviewed (over radio?) and he said that the indicative prices are from $750 onwards... could someone verify this?

    Yes, didnt mention that the pricing has taken into consideration of high land cost and a anticpated sales of x percent. Which is less than maybe 50 percent? Not sure of it as it is hear say. Please verify or wait for official annoucement. I asked because I was hoping to get some leaked info.

    IMO Noise pollution is a daily problem there and it should be an
    important consideration, priced to high it will not be sellable...

    It says all sold out.

    Anyway developer is getting out of this business. Proposed Delisting.

    I am not an agent. I stay in Yishun (and work in Sciecne Park). The Project has been fully sold out. The construction is progressing relatively fast. Foundation is almost there.
