    my reno took 2 weeks and i moved in straight after.

    by the way, where is this KNQ Associates or Home Rejuvenation? i can't find more details except the email address for enquiry....

    So far I have seen less than 10 IDs, price range between 60K to 80K, without the electronic points, lights, curtains etc, only the hacking, plumping and capentry works

    buyer of this unit might have striked 4D....1004 came out first prize 2-3 weeks ago. Huat ah.................

    The Tropica really has good fengshui.

    Just found this forum, 3 weeks after I bought a unit in the Tropica. I don't think future MRT go by the Tropica, as WFK has claimed that future MRT station at their side.

    But doesn't matter to me, my family got to enjoy the quietness of the environment in the years to come.

    The 4D thing is cool. I am seriously considering buying my unit number to try my luck though I am not a regular lottery buyer.

    Anyway, house hunting is really tiring and I am glad all is over and can now sit back and relax.... except for the renovation...

    Totally agreed about MRT station. Me currently stay nearby MRT, but i think I totally used it less than 10 times this year??! no diff if driving.

    Anyway, WFK also not really confirm, right? and no matter what, there will be one station for TP, so what's the diff? we are just next door to TP, TP has MRT station == Tropica has MRT station nearby

    bedok town park will have 2 mrts at each end, temasek's mrt will likely be at the police post opposite tampines 801.

    of course this is guesstimation based on soil investigations and LTA's tender diagrams. anyway now is way too early to vest for 2016/2017.

    no sweat bro.

    vesting in the tropica may be better due to uwc rental, since the school starts next year.

    rents for 3br at dover parkview and heritage view around uwc dover is very strong now. i'm starting to see ang mor kids at the tropica already.

    walking distance to UWC, side door to reservior, and ang mor don't care got MRT or not, so tropica surely become very popular next year.

    shall i sell or rent out ? or enjoy the life style first?

    55 #09-02 1496sqft sold at $880k, e.g. $588 psf

    this type of 4 bedroom is slightly different for that 1518sqft unit. Can this be sold at 980K?

    ppl saying HDB yields the highest.

    if a 5-room flat can rent out at 2.2-2.5K, with the cost of 450K, how much is the % yield?

    that is before factoring maintenance fee and sinking fund.

    in theory a 5% yield is attractive, since some condos are getting 3-4%.

    e.g. blue horizon 2br tenanted to japanese expats at 3.5-3.9k. asking price w tenancy $720k, (3.5kx12)/720k = 5.8%.

    using blue horizon as a benchmark, a 5.8% yield will translate to $827k minimum for a 3br for the tropica.
