    Can't help but noticed that the last transaction was done on 20 June..... I thought that was the day when everyone was queueing and tempers flying at the showroom?

    How did this person get to complete the transaction on that day? Priority before pre-launch sale???

    where did you manage to get all these detailed transaction?

    one question - on the contract date, does it refer to the date the OTP was exercised? or based on S&P?

    Just bought a studio from the developer, the previous buyer did not exercise the option. Just wondering what was the original selling price of studios during the preview?

    Check the URA website for the range of psf transacted in that month. The studio is the highest psf ...

    Probably those are the internal sales to staffs, etc.

    Mine is much higher than that, price of what roger168 show, but is high floor. I only got 7% discount from the list price. I think u guys would have at least 10% discount from the list price. Hopefully will be a good buy.

    It should be based on caveats lodged, so that means S&P signed and 20% payments made.

    Oic, and I remember that the agent did say the selling price is 10% off list price during launch.

    Hi azeoprop, no worry, no matter how, the price u pay cannot be higher than the one launch @ AMK or Tanah Merah. If these place can sell at that range of pricing , 8@W shd worth much more right, sleek? My personal take!

    Looking at the state of prices lately, that is still a good deal. IMO.

    i'm not familiar with this project, for me the 400sft size maybe a bit small .. but thankfully there is no balcony bcos that can make the studio even more disproportionately small e.g. parc imperial (oops! hehe).. i dun like west facing but thats just me

    if u dont need rental income to finance ur loan (depending on ur %LTV) & has say 1 yr worth of reserves to service loan in the event of mkt downturn den not much to worry..
    i reckon u could be young-ish (say 30yo or less?) & this could be ur 1st pty buy, always a 1st time so why not ~

    personal opinion: not a bad location in the immediate vicinity compared to say one leicester or woodsville28.. certainly u are paying more compared to say further condos at kovan, but i would take this than say boon keng/st michael area one station down ~

    Yup, the layout and space utilisation is good here. For a similar 3BR at Clover will cost me about $900K, but is 15% lesser here albeit a smaller unit.

    Also, its immediate surroundings are private developments, which no doubt will help retain its value.

    if you're buying for own stay and not rental yield, dun intend to have a family soon, and can still afford it when interest rates rise, then live with it and hope for the best. Should be fine if the economy stabilizes and no further shocks down the road.
