yup... gauging by the Pheng Geck's GFA & units... it should offer relatively good size units & set a launching benchmark at Potong Pasir... My guess is ave 1050-1100psf, but you never know how aggressive they could be given its Qingdao maiden pte project

Size wise should be like scala, as there will be no bay windows anymore, would expect it to be slightly smaller than 8@W. Just curious, is there any ruling that those sizes accquired in GLS cannot build mm?

[quote=devilplate]the hotly contested land site next to potong pasir mrt will stand a good chance to launch from 1.1kpsf now after scala success...

market seems to accept 1-1.2kpsf range oredi[/q

I guess this is good news for 8@woodleigh owners?.. location wise, 8 @ wodleigh is comparable to The Scala, i.e. both are next to mrt station, near to American international school, one mrt stop away from Serangon NEX, within 1km to good school, both are 99LH

If The scala is going for 1.1Kpsf now.. I guess 8@woodleigh value should be about there?

ideally shd be about the same...but tat will also mean blossoms, parc mondrian and those FH over at potong pasir r more undervalued. apparently, parc mondrian prices cannot break 1kpsf yet..

    Suites@Topaz going, going, gone

More than 80% of the units at Suites@Topaz were sold yesterday at its private preview for business associates. The five-storey condo siting at Topaz Road, Potong Pasir, comprises 46 units of 1- and 2-bedder, 1+study and 8 penthouses.

This means that there are approximately 9 units left, according to our estimates. Units range from 366 sqft and 1,463 sqft, and were sold at an average price of $1,180 psf.

The condo is expected to be completed in three years, and is located near St. Andrew’s Junior College, among other schools in the vicinity.

The public launch date? TOMORROW. So, if you want to get a piece of the Topaz, give your agent a call.

Shouldn't be a problem for this area to hit $1k PSF.

Nowadays, a couple earning a combined income of $10k can easily afford a S$1 to 1.5 million condo.

saw the statistics that the 50 percentile of the population already earning about $3.5k per pax. So most likely $5k is in the 65 percentile range. No problem for a couple to hit $10pm. Most of my peers are already earning $8k pm average and I'm in the accounting industry.

That 1k psf is "discounted" because they have to put up with surrounding construction.

Have to look for new location to take the pics, once the progress reaches the 3rd floor.

I was there on Saturday afternoon.... was really amazed with the speed they were going at.... although your weekly photo updates have already shown how fast they were building but nothing beats seeing the site for yourself!

Wah! You should have snap some pics and share them here too. Always good to have a different angle or view.
