    Not only rental is strong, the prices are pretty solid too.

    How come my RCR studio never chiong that much

    Developer bought high land price but so many CMs so nowadays designs something that is packed like sardine and sell at "discounted affordable price" .. Bartley Ridge is good example, 868 units on a site area of 220ksqft but 1br from about 600k only

    Next will be 1000 units on 200ksqft land (say 18-19th floor each block)

    In the past 1 year, I observe this:-

    OCR is closing up the gap with RCR.
    CCR is dropping to close up with RCR.


    My RCR is flat or maybe up few % in the last 3 years. Sad. And it is 3 mins walk to Lavendar MRT.

    Nope. CCR getting increasingly difficult to rent out. RCR still not so bad.

    Maybe PF vs FF?

    But I am still very surprised at the strong rental. I mean on average, easily 3.1 to 3.2k. So MRT is really important for rental as long as size remain close to 500 sq ft.

    Anything over $2000+psf in CCR is not undervalued. But there is a certain level that makes CCR attractive.
