Hi All Gurus,

Am looking at the potential of this development.. anyone willing to share his or her opinion??

For starters,

Sizes are pretty huge and the PSF is still quite reasonable.. (though the prices seems to be creeping up)..
Don't know whether there is any enbloc potential..
development is quite old.. TOP was april 1982 (which makes it about 29 yrs old over 99 yrs..)

if this old 99yr project doesnt get enblocked, it will be a depreciating asset if you buy at current prices. you may want to check the plot ratio to see if there is a possibility of going higher. Do not forget that developers would have to pay a top up to 99yr when they enbloc from you on top of development charge. unless the location is deemed as superb and there is compelling reason for developers to enbloc the project, you may be sitting on this project for donkey years.
