    An Allgreen subsidiary called Green Bay inked deals to buy three properties for a total of $15 million: Kai Sheng Court, 21 Mar Thoma Road and 23 Mar Thoma Road.

    1 bedder starts from $505k. 999yrs LH. Attractive but too near expressway. Don't know want to buy or not..

    Wow! That's 1300psf. I believe tenants will have similar thinking as you. Too near expressway, they would rather rent airstream, rivieria 38, vetro, city regency, regent residences and eight riversuites if rental are similar.

    For rental, maybe not... too far from MRT even if they offer free shuttle service. Unless you are willing to lower rental below 8 Riversuites'.

    For own stay, why not? Maybe 20-30yrs later... site up for en bloc again.

    With mthly maint at 290, it will be 29k per mth max from 9x units.

    Riverbay is 142 unit , The maintenace for 1 bedder is -295sin , 2 bedder -345sin . one thing i also dun know why allgreen maintence fee is higher then other developer .

    Cons of this project -

    1) Bloody small swimming pool, it even extends indoors to make it a bit longer

    Yup the only good points is that this project is using double glazing window panel to reduce the sound from the surrounding and provide better acoustic insulating for the house
