    there are 2 other exit only gates for cars, one is beside the tennis court the other is towards lorong ah soo.

    Oops, ok, but those are a few ultra high floor good view units direct sale from developer. These recent ones are sub sale and mid floor.

    the pillars of the clubhouse are starting to be laid.

    I am quite surprised by the distance of the block from the Lor Ah Soo road in front of it. There's probably about 30m of distance between the block to the curbside.

    Pardon for my inexperience, is that considered as too near to the Lor Ah Soo road or it is generously setbacked?

    From investment point, doubt it will go higher as it is not near mrt.

    When sengkang condos all up, nel will be packed. Now already very packed.

    So Minton really for home stay not for rentIng

    Many buyers for own stay. Many facilities inside condo.

    It's really all relative. If MRT ones go up, this one will also rise in tandem.

    MRT is important for rental potential, no doubt. But it is not the only factor. Facilities might be important too, for some people.

    You can walk to mrt or take a shuttle bus. The difference between a near mrt and not near mrt in terms of rental is about $400-500 for a 3 to 4 bed. No biggie.

    Generally low floors more prone to litter from upper floors.. Maybe owner bought with intention to sub sale later. PSF seems lower for ground floors due to PES. Low floors also noisier esp those near e pools but are more popular with expats w young kids..

    yeah, ground floor units seem to be the in thing lately, had a friend who bought a ground floor unit around simei area.

    I will only consider ground floor units if the PES is fully sheltered like some of the more recent developments.

    PES units needs to be raised slightly to increase the privacy for the dwellers inside.

    Saw my friend's ground floor pes unit in katong. Its nice and spacious. There are no bay windows in the rooms, is it the same in minton?
